1. The Company Should Utilize Multiple Carpet Cleaning Techniques


An experienced carpet cleaner knows when to utilize more than one way to clean a carpet. Particularly, the two most commonly used techniques among experienced cleaners are called hot water extraction and very low moisture extraction. Hot water extraction utilizes flushing the carpets using detergents to lift the dirt from the carpet and rinsing using hot water over 200 Fahrenheit. Very low moisture extraction removes dirt from the carpet by applying detergent that contains polymers that crystalize around the dirt and removed the next day through regular vacuuming.


Hot water extraction is typically called for when the carpets have become extremely soiled and requires more solution to flush out built up dirt.  In most residential settings it is recommended to be cleaned at least once a year. For commercial steam cleaning services we recommend at least once every two years.


Very low moisture extraction is used more frequently in commercial settings. This is less disruptive than using hot water, uses less water and is significantly cheaper than hot water extraction. While it does not remove as much dirt and grime from the carpets as hot water, it does an excellent job at removing most spots and discoloration caused by everyday traffic.


2. The Job Can Be Done in a Consistent, Timely Manner


It doesn't matter how good your carpet cleaner is. Missing cleaning deadlines means tenants are delayed for move-in, potential clients look elsewhere, and your company reputation is reflected negatively on you. A reasonable cleaner should not be hard to book, but may also not be available at a last-minute notice. A carpet cleaner should typically be able to complete your job within 3-7 days of your request.


3. Cleaning Rates Should Be Transparent


Prices should be fully transparent for the type and frequency of cleaning. A pricing sheet should be provided by the company upon expressing interest in working with your company. Particularly, the items to look for should include separate pages for residential and commercial spaces. For each of these services, prices should be provided for the type and frequency of cleaning. Although carpet cleaning companies need to generate revenues for their own business, a good company should also be looking after your interests. A cleaning that doesn't meet your expectations should not come at your expense. On the flip side, good carpet cleaning companies are not miracle workers; they may not always be able to deliver excellent results on carpets that have been heavily damaged from bleach, biohazards, and physical damage that can permanently alter the appearance of carpet. A good company should be able to communicate to you and your clients before, during and after the cleaning. Good communication includes:


  • Inspecting and taking notes of the current condition of your floors

  • Sending you a reminder the day before a cleaning

  • Contacting you upon arrival of a job site

  • Announcing their presence to a building before entering (Knocking, ringing doorbell, calling, etc.)

  • Not communicating inappropriately to clients (I.e. Sexual harassment, rude remarks, violence, etc.)

  • Following special instructions for certain clients such as wearing masks, cleaning at certain times, or paying attention to details

  • Contacting you and/or client after the job is finished
